Screwed by their Lawyer!
I still can’t believe it. I have been dealing with a motivated seller in London who is being repossessed on the advice of a lawyer acting for one of the family members and even worse this decision has been backed up by a Judge. [Read more →]

Robert Kiyosaki is coming to the UK
Robert Kiyosaki, and his international best seller “Rich Dad Poor Dad” is probably responsible for more property investors network members becoming interested in property investing than any other book or person. His first book in the Rich Dad Poor Dad series, although nothing to do with property investing, certainly helped many people get over the fear of debt (good debt used to purchase assets) and helped many realise that there is an alternative to having to work [Read more →]

The two big success secrets
This weekend I was at a wealth creation seminar where the main guest speaker was Richard Reed, co founder of Innocent drinks, the £100 million pound a year number one smoothie brand in the UK. Although Richard was talking about business it is incredible how much of his points were directly relevant to successful property investing. Richard gave a very informative and inspirational talk in which he shared what he thought are the two biggest success secrets. [Read more →]

More government intervention in the private sector
Last week the Housing and Planning Minister John Healey announced new local powers to control the spread of high concentrations of shared rented homes and to tackle pockets of unsafe and substandard accommodation run by bad landlords.

Do you appreciate how lucky you are?
A few weeks ago I was travelling around the country supporting the Brad Sugars “Business is Booming” Tour of which we were national sponsors.
This means that I had to get up early every morning (before 6.30am) which I must admit I found a real shock to my system as I am just not used to it any more. It is just me or is it unnatural to be getting out of bed when it is still dark? [Read more →]

Let to Multi let Cash Flow Strategy
In the current market conditions it is vital that you should only invest in property that makes a positive cash flow. Although we expect property prices to rise in the long term, it is a good time to buy “As if” prices were never going to rise again! This will make sure you focus on only buying good cash flow property.
Thanks to the use of Purchase Lease Options, we can now gain significant cash flow from a property that we do not own or even have a mortgage on. The very best type of property to acquire on a Purchase Lease Option is a property suitable for multi let which the current owner is trying to rent out (usually unsuccessfully) as a single let property.
This is a very profitable strategy that I normally only share with delegates on my 12 month Property Mastermind Programme however I have decided you give you an outline of how you can make this strategy work for you >> [Read more →]

Signs of recovery in the UK property market
Toward the end of 2007 UK property prices had reached their peak and the two groups of buyers that stimulate the market (first time buyers and property investors) had stopped buying due to the prices being too high. This lack of demand caused UK property prices to fall to the level they are at today. No one really knows if the UK property market has now bottomed out or indeed if there are further price falls to come, but judging by our experience last weekend I believe we are starting to see the green shoot of recovery…..So what was this experience…… [Read more →]

Improve your Credit Score today
As property investors we need to make sure that we look after our Credit score. Gone are the days when a buy to let mortgage was just dependant on the rental income from the property. With lenders very cautious about whom they lend money to, your personal credit score will be taken into account when you buy investment property. [Read more →]
