    Hi Raymond, you don’t say whether you have any equity in the flat you rent to your daughter? If she rents it could she buy it off you on a residential mortgage where she could perhaps get a 90-95% mortgage and you gift her the deposit, so she doesn’t have to find the funds. She could get up to 4 times her annual salary on mortgage and there are schemes available where the parent or close relative can help to give more buying power for the mortgage, to get a more expensive property.
    It would be difficult to use your land as equity for a loan, because of the problems you have outlined. Have you thought of selling shares in it if you can make a case for it in the future? Also have you thought perhaps of dividing it up into rental strips, depending on the flood problems, for people to use as allotments, or possibly make money from renting it to an agricultural contractor who could grow and bail fodder on it outside of flooding times?
